Ancient grants for construction
Pera is an orientation on Republic of Cyprus help for a listed building or an ancient monument. It is not a permit, not a ministry decision, and not legal advice. A Cyprus lawyer and a conservation architect confirm each house before any application or works.

Five ways the form can look at
- Repair of a listed building. About 40% in the big-city plans, about 50% in rural areas, up to around 100,000 EUR.
- Emergency holding-up work. A separate cap around 20,000 EUR.
- Shell maintenance. A separate cap around 20,000 EUR, with a waiting period.
- Ancient monument. Written permit from the Director of Antiquities before works. A later certificate from that Director for tax and fee relief. No large published grant.
- Both lists. Both tracks have to be checked. The money is not assumed to stack.
Who files the real grant
A company does not file the listed-building grant itself. Since 1 February 2026 those applications are only in IPPODAMOS, under Cultural Heritage. ΠΚ 036, ΠΚ 037, ΠΚ 038 and ΠΚ 049 may be filed only by the authorised architect or civil engineer. Where the owner is a company, the file includes a certificate of incorporation, a certificate of directors from the Registrar of Companies, and a certified power of attorney when the directors do not all sign.
An ancient monument needs the Director of Antiquities’ written permit before works that affect its character. Tax and fee relief needs a later certificate from that Director, after the work. That certificate is separate from ΠΚ 074, which asks for the Minister of Interior’s certificates on the listed track.
Do not start works before the permits. Pera does not take a file for a house in the north.
